Administrative:
A. Prepare all communications for the Board of Directors.
B. Publish the "Management Information Bulletin" six
times per year for distribution to all owners and residents. The
MIB serves as an information line to keep owners and residents
apprised of the actions of the Board and Management along with
announcing important community policies, programs, and events.
C. Publish an Owner's Handbook.
D. Submit monthly written management reports for the board.
This report summarizes all activities of management relative to
administrative matters, communications, covenants, insurance,
financial, legal, engineering, transition, maintenance, personnel,
and recreational amenities.
E. Utilize, staff and equip an onsite office (when available)
at the expense of the Managing Agent for purposes of onsite administrative
functions and record keeping. Utilize the Managing Agent's offsite
office for further administrative support and for all financial
record keeping.
F. Provide 24 hour emergency answering and paging service.
G. Employ the requisite managerial, accounting , and clerical
personnel to effectively administer to the Association's operations.
H. Attend monthly board meetings. Prepare all announcements, agendas,
and meeting package of information. All agendas, management reports,
contracts, bid analyses, and relevant correspondence to be provided
to the board three days in advance of the board meeting.
I. Administer to the enforcement of rules and regulations and
architectural controls through proven systems of inspection, reporting,
tracking, and preparing and scheduling notices of complaint, cease
and desist notices, and notices of hearing before the Association's
covenants committee.
J. Interact at the Board's direction with the Association's
attorney, auditor, engineer and other professionals, along with
municipal officials.
K. Maintain a current membership and tenant listing.
